Pinon Vacation Rentals Terms and Conditions

Dear Guest,

Thank you for your reservation request! Reservation details and the Rental Agreement follow. Please approve this agreement online to book your reservation through this website. The party making the reservation is responsible to see that all guests read and abide by all check-in and check-out instructions. Thank you and enjoy your stay!

Check-in is after 3:00pm and Check-out is by 10:30am. You may request an early arrival or late check out NO MORE THAN 24 HOURS BEFORE arrival/departure by calling 719-221-6004. These requests are not approved when there are back to back reservations or during busy times when cleaners schedules won't allow. Guests leaving after checkout time may be charged for an extra day.

Once you are in the house, a welcome packet will be open with info about the house and the area. It will also give you check-out instructions.
We provide linens, towels, trash bags, tp and dish/hand/shower soap. You will need to bring your own toiletries, paper napkins, laundry detergent, firewood if your property has a fireplace or wood stove, and charcoal if your property has a charcoal grill. There are supermarkets in Salida (Safeway at 3rd & G, Walmart on E. Hwy. 50, and Simple Foods Market (a natural foods grocery store) at Hwy 50 and G.

We strive to keep Vacation Rentals a welcome part of the community and neighborhood. We are proud to say that the vast majority of our guests are respectful of the homes, the neighborhood, and the community. We THANK YOU for keeping these things in mind: Drive slowly in the neighborhood, reduce noise and music at 10pm, no parking or camping on lawns, do not leave dogs alone to bark, use butt receptacles in outdoor areas, be aware of and abide by local fire danger and fire restrictions, and NO Fireworks. ATV's must be trailored while at properties and driven only off-property. We appreciate your lodging business and hope you will return for years to come!

FEW HOMES IN SALIDA HAVE AIR CONDITIONING. IF THIS IS IMPORTANT TO YOU PLEASE ASK! Rocky Mountain AC works just fine - leave windows open during the cool evenings; close and cover them during the day. There are fans in all our properties.

There is a $20 charge for all returned checks plus the cost of collection. _____________________________________________________________________________________________________

Rental Agreement:

-Reservations are confirmed with a valid Visa, Master Card, Discover which we hold in lieu of a security deposit. A payment of 50% of the reservation is due at time of booking. Full payment is due 30 days before check-in date. (For Reservations made more than 6 months in advance, payment in full 60 days prior to check-in is required and subject to cancelation policy at that time.) The credit card on file will be charged the remaining balance 30 days prior to check-in unless we have received personal checks totaling the full balance 30 days prior to check-in date. A transaction fee of 2.9% will apply to all credit card payments.

Cancelation Policy: For reservations made within 6 months of check-in, the reservation may be canceled more than 30 days prior to check-in for a full refund less a $75 cancelation fee, but if canceled within 30 days of check-in are not eligible for refund unless the unit is re-rented for the same dates, in which case a $75 cancelation fee still applies. For reservations made more than 6 months prior to check-in, the reservation may be canceled more than 60 days prior to check-in with a $75 cancelation fee, but if canceled within 60 days of check-in are not eligible for refund unless the unit is re-rented for the same dates, in which case a $75 cancelation fee applies. No refunds will be issued due to weather conditions.

Vacation Rental Insurance: Vacation Rental Insurance may protect your rental payments if you must cancel due to unforeseen circumstances. Coverage applies to you, family members and traveling companions prior to and during your vacation. To learn more or to purchase vacation insurance, please choose the "Travel Protection" tab on the website home page, or ask us about Rental Guardian. Policy must be purchased at the time of booking if within 30 days of check-in, or prior to 30 days before check-in if made more than 30 days before check-in.

We provide live customer support from 8:30am-10pm and Accidental Damage Protection (subject to exclusions and limitations) up to $1,500. (**Damage to the property not covered under the policy, or resulting from violation of the terms of the rental agreement will be the responsibility of the guest.)

Virtual Credit Card/Security Deposit Agreement:
Renter acknowledges, understands and agrees to the following:
- I understand that all Pinon Vacation Rentals Properties are non-smoking. I understand I am responsible for knowledge of local fire danger and restrictions before burning of any kind, and that charges will result upon discovery of evidence of indoor smoking of any kind, as delineated below.
- I understand Pinon Real Estate Group (PREG) may use the credit card on file as a"virtual" security deposit and authorize PREG to apply extra charges against this card up to $1000.00 for damage, loss, or failure to abide by rental policies. Such charges will be assessed if excessive cleaning or repair is required upon my departure or if I do not abide by PREG or individual unit policies. Evidence of indoor smoking of any kind, use of ATV's on the property, use of firearms or fireworks, unapproved over-occupancy, or unapproved pets will result in a charge of up to $1000.
-I agree to check in after 3pm on my arrival date, and depart by 10:30am on my Check-out date. I understand that any guest who does not depart as agreed may be charged for an additional night, unless prior arrangements have been made with management.
-I understand that PREG is not responsible for any of my or my group’s valuables or personal items left in the Property. I further understand and agree that I am personally liable for missing contents from the Property and charges and damages incurred during this stay.
-I hereby waive and release PREG as well as the property owner from any claim by or injury to me, my guests and my personal property, or arising from or out of my being on the Property, except any such claim or injury resulting from their gross negligence.
-I understand that the use and enjoyment of the home, land, creek, pond, river, hot tub and any other features of the property are at my own risk.
-I understand that shooting guns on or around Pinon Vacation Rental properties is not permitted.
-I understand that there may be wildlife in the area (especially mountain homes) which I and my party (and dog) will not disturb, which may include deer, elk, snakes, turkeys, bear, coyote and mountain lion.
-I understand that I am bound to the terms and policies of this agreement upon accepting occupancy of the unit I have reserved. I agree to pay the above charges and any damage or excess cleaning charges incurred according to this agreement.
-I understand that Lawton Eddy is a licensed Colorado Realtor and that she is a "Landlord's Agent" for the owner(s) of this rental home.
-I WILL READ AND ABIDE BY CHECK OUT INSTRUCTIONS PROVIDED IN THE HOME RE: CLEANING, LAUNDRY, DISHWASHER, TRASH, AND HEAT.
